5 Things You Must Do Before Listing Your Home

1)   Fresh paint. This makes the house appear new and updated. This proves that you care about the home, which in turn, shows that you took care of the house while living in it. This will most likely be the first thing a potential buy sees when they pull up to check out the property.

2)   Landscape. Along this same vein, the landscape is very important. If a potential buyer pulls up and sees that the yard needs extensive work, they will most likely assume the house needs work as well. This can be as simple as, trimming your hedges, a few fresh plants, mulch, or adding some rock detail.

3)   Aesthetics. Does your front door need a fresh coat of paint? Do your light switches match the walls? Are your baseboards clean? Any scratches or dings on the wall or doors can be fixed pretty easily. You’d be surprised at how fresh these simple things can make your home look.

4)   Lighting. Good lighting makes or breaks a space. Make sure your bulbs are fresh, and as close to natural sunlight as you can get. A few tweaks with the lights like adding a lamp to a dark corner or adding brighter bulbs to a bathroom with no windows can really breathe some life into your home.

5)   Kitchen. The kitchen is probably the most important room in the house. The potential buyers automatically picture themselves in your kitchen, cooking for their families, and creating memories to last a lifetime. If you are going to invest some money into a room before selling, the kitchen is probably it. Update your appliances, paint or refinish your cabinets, add some backsplash to add some modernity. If necessary, update the counters. This is often the first room people remodel, your house will be much more appealing if they don’t have to!
